A New Concept in Drying Technology
November 2005
The Concept ADS3000 portable building dryer was designed exclusively for Chem-Dry. It is a high capacity, portable drying system which is sited within an affected property, reducing drying times significantly.
Chem-Dry operators in the field have been using the ADS3000 to great effect. Below are some examples of how the ADS3000 has benefited Chem-Dry customers.
Pond Cottage, Grantham
Pond Cottage is a nineteenth century cottage in a pretty village near Grantham. It is situated next to the picturesque village pond along with two other identical properties, all of which were affected by a flood.
The cottage was seriously flooded throughout, to a depth of approx 18”, with stream and surface water affecting the entire ground floor. All the walls are old and thick, and the building has been extended through time using a range of different building materials.
With no evidence of a proper damp course in operation, plus several instances of bridging of cavities, it is likely that many parts of the walls would be identified as damp through the course of a normal investigation.
The estimated drying time for the building, utilising conventional drying methods to restore the cottage to what is believed to be its pre-incident state, and taking into account pre-existing conditions, the age of the building and its proximity to the village pond, was 6-12 weeks.
The ADS 3000 was deployed in Pond Cottage, and conventional drying methods were used to dry out the identical cottages.
The results speak for themselves. Pond Cottage was “dry” in five days, compared with the two other properties, neither of which were fit to be reoccupied for 37 days.
“In independent tests, the ADS3000 dried saturated building materials to their pre-wetted condition in 2-3 days”
Aberdare, Wales
A residential property was water damaged when a pipe in the bathroom started leaking into the internal brickwork. Because the internal walls of the detached residence were a mixture of high and medium density bricks the estimated drying time using conventional methods was five weeks. However, using the ADS3000 this was reduced to just six days.
“Cost savings were made on both equipment – as it was a per item drying schedule – and on the client’s alternative accommodation costs.”

Doncaster, South Yorkshire
A leak in the cavity walls of a bungalow in Doncaster went undiscovered for some time. Because of this, water damage was present in both the walls and the floors of the property, and the estimated drying time using conventional methods was around 10 weeks. Using the ADS portable drying system the brick walls and the concrete floors were dry in just six days, the owners were then able to move back into their property.
“The Loss Adjuster was impressed with the speed of drying and service, and in particular the cost saving that was delivered when the reduction in internal decoration and alternative accommodation was factored in.”
Allan Simmons, Doncaster & Rotherham Chem-Dry
Whitby, North Yorkshire
A burst pipe on the top floor of a hotel in Whitby damaged six bedrooms, two landing areas, the reception, bar and restaurant. This initially caused major financial worry for the owner, as the incident occurred at the start of high season, and the estimated drying time using conventional methods was four weeks. Financial losses would have resulted from the hotel not being fully operational for over a month, however using the ADS3000, drying time was reduced to five days, and the hotel was fully functional again in only fourteen.
“Using the ADS3000 meant that business was operating as normal after fourteen days from the incident rather than thirty seven. There were also additional benefits in that the ornate plasterwork and wood panelling in the property were able to be dried and restored using the relative humidity settings on the ADS3000, rather than the temperature setting.”

A hotel in Nottingham suffered when water escaped from an under floor central heating pipe into the main function room. The estimated drying time using conventional methods was two weeks. This would have caused major problems, as the room had weddings booked every weekend. Not only would it have caused major heartache for the wedding parties directly affected, but could have hit the hotel’s forthcoming functions, if word got out that they had cancelled at such short notice.
“The room affected was one that is primarily used for weddings, and is fully booked until 2007! By using the ADS300 we were able to dry the floor in three days and no weddings had to be cancelled.”
